EXTERIOR INSPECTIONS

We create custom plans from our extensive checklists to meet the needs of each client individually.  Choose weekly, bi-weekly, monthly or quarterly plans or simply call us to coordinate an a la carte service, as needed.  An exterior inspection may include visual inspection of the following- 

  • doors and windows

  • faucets and hoses

  • fences and gates

  • mail or newspapers

  • gutters and downspouts

  • lanai, pool and pool equipment

  • pest intrusion

  • water entry 

  • exterior lighting

  • additional items as agreed

INTERIOR INSPECTIONS

Also customizable, interior inspections often include visual inspections of the following - 

  • evidence of leaks in all wet areas

  • verify all appliances working as intended and no breakers are offline

  • check heating and cooling systems and replace filters if needed

  • check for evidence of mold/mildew or pests

  • confirm inventory, if applies

  • confirm housekeeping has been completed

  • water plants, if requested

  • check all lighting, cameras and other electronics working as intended

  • Open/Close services available

  • Many additional services upon request

For many years we have owned a second home here at Canyon Lake with the intentions of it one day becoming our permanent residence and that dream is now a reality for us.  We are also fortunate to have a place on the coast and while we have always appreciated how blessed we've been to own vacation properties, we have consistently struggled with unexpected maintenance issues, winterizing, fear of water leaks, floods, animal intrusions, etc.. Moreover, to receive a delivery of furniture or appliance, allow in a repair person/contractor, follow up on an alarm or prepare and follow up on the unexpected weather related issues, we had to drive hours at times that were often very inconvenient just to return home right away.  I knew a long time ago that when I finally decided to leave my 30 year career in the mortgage banking and construction finance business, I would take my passion for real estate and my knowledge of the specific hurdles others face related to owning second and vacation homes and try to fill a void in our community.  I have worked in the corporate banking world responsible for large teams, joint ventures with national builder partners, as well as with philanthropic organizations such as Habitat for Humanity, locally and internationally.  My love of travel, real estate, home staging/decor, photography and the hill country, paired with my experience in construction, renovation and business management have led me to my next stage in life, and I hope it's an adventure I can share with many others in our community as we serve your needs! Your peace of mind will be our TOP priority in your absence!
